(Mandatory for rentals — must be arranged and periodically renewed by the property owner.)

An energy certificate is an official document that evaluates a property’s energy consumption and efficiency. It shows how much energy the property uses for heating, cooling, and other needs, and how efficiently it uses that energy.

This depends on the agreement, but the usual practice is for long-term rentals the tenant pays, for mid-term and short-term rentals the owner pays.

Natural wear and tear refers to the normal deterioration of the property and its furnishings through everyday use over time. This can include slight fading of furniture, small scratches on the floor, or dust on the walls. These are considered normal with regular use and the tenant is not held responsible for them.

For mid- and short-term stays: the guest is responsible for cleaning costs. Final cleaning after departure is charged on top of the accommodation fee and is clearly communicated before booking. For long-term rentals: the tenant pays for cleaning.

For long-term rentals: pet ownership is subject to individual agreement and must be discussed in advance. For short- and mid-term stays: unfortunately, pets are not allowed.
